Buying or Selling?

Preparing your home for sale is about many different elements. Presenting the inside and outside of the property properly for curb appeal to suitable decoration throughout is a must and those considering selling might consider the benefits of staging a home. This recent addition to property marketing have proved a major plus with many sellers focussing on the look and aethetics of a property before marketing it and recognising that by spending a small amount of money on pre marketing preparation can sometimes mean achieving a higher price rather than having to possibly consider a reduction during the selling process.

Key points:

FEATURE WALL COLOURS
By introducing eye-catching feature wall colours to your room. Paint one wall, either a chimney breast, or a wall behind a sofa or bed in a striking bold colour, or use a large scale distinctive wallpaper pattern. This will create a strong focal point. Your room will visually change and be rejuvenated and for a small amount of time and money.

USING ACCENT COLOURS
Neutral doesn't mean it has to be bland. Choose a colour to contrast with for example your sofa, and continue that colour through onto items such as cushions, artwork, and accessories, edit other furniture and key lighting to achieve the maximum effect.

MAXIMISE LIGHTING
Lighting changes the feel of any room so consider investing in some new lamps, to create warmth and ambience in the evenings. Pendant lights offer focal points and there is now so much choice from the high street and out of town retailers. When buying table lamps always buy them in pairs, and use to symmetrically deifne funrniture like sofas.

LARGE MIRRORS
Large mirrors, bounce and reflect light around a room, and add depth and dimension to what might be an otherwise be a boxy area. By placing them opposite a windows you achieve maximum light reflection. Mirrors always look best if they are placed over key areas such as a fireplace or sofa.

PLANTS AND FOLIAGE
The organic element is important to make the property feel homely. Large plants are especially good, or simply a vase with seasonal flowers. Fresh is always best and instantly adds that welcome home feeling.

As you turn from page to page the only noticeable difference between estate agents is their chosen colour scheme, which does not tell you a great deal about who they are or what they stand for.
