Remortgaging
Whatever type of mortgage you have, there will be a time when you need to change lender to make sure you have the best rate and the most appropriate deal to suit you. This normally happens at the end of your fixed rate deal when you find yourself on an expensive standard variable rate (SVR).
With the Bank of England so low at the moment, we are finding a lot of our clients reverting to either a low SVR or a low tracker, both of which have meant a REDUCTION in monthly payments. This is something quite out of the ordinary, and for most of our clients this poses a bit of a dilemma, namely, whether to remain on the SVR or to fix at a higher rate.
No one knows what’s going to happen with interest rates in the short term, or with the availability of mortgage funds. Although in the first instance your payments might be higher, at least if you’ve fixed the payments, you won’t get stung if the rates go up suddenly. A lot of people like the security of a fixed rate deal so they ‘know where they are’.
A lot of the remortgage deals we have access to will offer ‘free legals’, in other words they will pay for a conveyancer to act on your behalf to sort out the legal work. You will also find that in a lot of cases, the lender will also pay to have the property valued, depending on the value of your property this will probably save you a few hundred pounds.
